There are three ways to apply for building regulations permission; a Full Plans Application, a Building Notice or a Regularisation.
Full Plans Application
To make a Full Plans application (form below), you must submit detailed plans, specifications, and other supporting details, such as structural calculations, to enable the Building Control Surveyor to check compliance with the Building Regulations. You should also include a location plan showing where the building is relative to its boundaries, adjoining property and adjacent streets. If the plans comply with the Building Regulations, you will be sent an approval notice. If they do not comply, we may reject your application. However, where practical, we would grant approval with conditions that you must comply with.

Building Notice
For domestic alterations and extensions you can submit a Building Notice (form below) giving brief details of your proposals. You should submit the Building Notice at least two days before the work starts together with the correct fee and a location plan. However, if you do use a Building Notice, the responsibility to comply with the regulations is yours.
A Building Control Surveyor will inspect the work as it is carried out. If it does not meet the regulations, you may be required to alter works that are already completed.
To help your building control surveyor to make sure that your proposals / building work comply with the relevant regulations, they are entitled to ask you to provide additional information such as detailed plans, specifications, and other supporting details.
These things can be costly and time consuming, so for anything other than minor works it is advisable to submit a Full Plans application.
The Building Notice charge is a single sum. There is no plan charge element because we don't formally check any plans for approval purposes. The full amount goes towards inspecting the site. This is because the Building Control Surveyor will need to inspect the work more thoroughly, and this takes longer.

Regularisation / Unauthorised Work
If work that is controlled by the Building Regulations has been undertaken without approval, you can apply for permission retrospectively. You will need to submit a Regularisation Submission (form below), along with the correct fee. The charge for a Regularisation Submission is 120% of the charge for a Full Plans application (before adding VAT), and the work may need to be opened up for inspection. If anything needs to be done to make the work comply with the Building Regulations, we will let you know, and when completed satisfactorally, you will be issued with a Regularisation Certificate.

Inspections
Fees / Charges
You pay the charge when you make your Building Regulation application. It costs the same whichever method you use. In most cases the Full Plans charge is divided into two.
The first part - the plan charge - is paid when you deposit your plans with the Council. The money goes towards the cost of checking that the plans are up to standard. The second part - the inspection charge - is paid after the first inspection (we will send an invoice to the owner). This money goes towards the cost of inspecting the work on site.
The Building Notice charge is a single sum. There is no plan charge element because we don't formally check any plans for approval purposes. The full amount goes towards inspecting the site.
