Gas safety / solid fuel heating

It is our responsibility to ensure that the gas installation in council properties is safe, by carrying out an annual gas safety inspection. If your home is heated by solid fuel, we also undertake solid fuel safety inspections annually.
Gas Safe

These inspections are required by law and are carried out by the Gas Safe Registered gas engineers of Lovell Respond who also have engineers who are HETAS registered to carry out the servicing of solid fuel appliances and sweep all flues twice yearly.

The Gas Safe Register is now the government’s chosen method for registering anyone who is permitted to work with gas installations and appliances.

In addition to the Annual Gas Safety Inspections, we provide a maintenance and emergency call-out service to ensure that all heating installations are in a safe and satisfactory condition and that no-one is left without at least temporary heating.

The Gas Safety (Installation and Use) Regulations 1998 require any landlord of residential properties to ensure that gas fittings and flues are maintained in good order, and gas appliances that they own, including flues, are checked for safety every 12 months. We have to keep a record of the safety checks for at least two years and issue them to our existing tenants and any new tenants before they move in.

If any tenant does not allow our contractor access to undertake the Annual Gas Safety Check they are placing themselves and their neighbours at risk. Under Clause 8 of the Standard Terms and conditions of Tenancy Agreement, access must be allowed for officers or contractors to inspect the property or to carry out any works which we deem necessary.

If we are unable to arrange access within a reasonable period following the expiry of a gas safety certificate, we are required under the gas regulations to apply to the court for an injunction against the tenants. The cost of any court action will be passed on to the tenant and until paid it can restrict a tenant's Right To Buy or requests to transfer to another property.
