Registered Providers (formerly known as Housing Associations )

Registered Providers are landlords who provide accommodation for rent and sale. The way they operate is regulated by the Homes and Communities Agency, which overseas their activity.

What sort of rented accommodation do they provide?

Most Registered Providers have either social or affordable rented properties. These may take the form of self contained flats, houses and bungalows. In addition some have properties aimed at meeting the housing needs of the elderly, people with disabilities and those which specialised housing needs, such as Black and Minority Ethnic Communities and homeless hostels.

What do I have to do if I want this type of accommodation?

We now operate a common housing register in South Derbyshire. This means that you only have to register your application for housing in one place (here at the Council) to get access to all vacant social and affordable rented housing in the district. Once registered you can express your interest in homes with other landlords by bidding using the Choice Based Lettings System. This means that if you are placed at the top end of the bidding process and you meet the general lettings policy of the landlord, we can nominate you to the Registered Provider to be re-housed. However, we cannot force the landlord into accepting a nomination as they have the final say on who they let their accommodation to.

Will I have to wait a long time for registered social landlord accommodation?

This all depends on how many homes become available. This housing sector only represents a small part of the rented sector.

Some smaller landlords such as Almshouses in rural villages don't have a waiting list, but ask the Council or other organisations to nominate someone when one of their properties becomes vacant.


What sort of Low Cost Home Ownership properties do they provide?

Some Registered Providers also provide homes for sale through low cost home ownerships and shared ownership (part buy/part sale) schemes, Firstbuy and Mortgage Rescue schemes.  Please see below for further details on these initiatives:-

FirstBuy
A new equity scheme to help first time buyers purchase a new home on selected developments throughout the East Midlands. You buy a minimum of 80% the remaining share is provided as an equity loan.
If you canít afford to buy a home of your own without help and are:
  • A first time buyer
  • You have a household income of less than £60,000 per year
  • You have money for a deposit, legal fees and stamp duty
  • You are employed on a permanent contract (or if you're self-employed have 2 years worth of   accounts)
  • You are not currently a home owner or have your name on a mortgage
  • You have a good credit history
Shared Ownership
Part buy, part rent your home

If you can't afford to buy a home without help and are:
  • A first time buyer
  • You have a household income of less than £60,000 per year
  • You have money for a deposit, legal fees and stamp duty
  • On a housing waiting list or another local authority priority
  • A social tenant
  • In need of a home because of a relationship breakdown or a house clearing project
Armed Forces Home Ownership Scheme
If you can't afford to buy a home without help and:
  • You are a serving member of the British Armed Forces. 
  • Have 4-6 years service.
Rent to Buy
Pay reduced rent on a home so that you can save for a deposit
If you can't afford to buy a home without help and:
  • Are a first time buyer. 
  • You have a household income of less than £60,000 per year.
Discount for Sale
If you can't afford to buy a home without help and:
  • Live or work in the immediate area.
  • You have a household income of less than £60,000 per year.
