It is not always necessary to make a planning application to carry out your development. You can check whether your proposal is classed as 'permitted development'.
If you need a formal decision that your proposal is ‘permitted development’ then you should apply for a certificate of lawfulness.

If you know or have established that you need to make an application for planning permission and/or other related planning consents, then we offer an enquiry service to advise on the likelihood of gaining permission and to highlight the key issues.
We help shape proposals to overcome any likely planning objections and issues, which saves both time and expense at the formal application stage. Our advice will based on the Local Plan and published Supplementary Planning Documents.
In most cases our adopted design guidance (pdf, 716kb) should enable you to assess whether your proposal will be acceptable. Most agents and designers are familiar with using such guidance and should be able to draw up a scheme that complies with it.
Developers and businesses
We provide a Development Team Response to enquiries about major proposals. The team is assembled and managed by a case officer who brings together all appropriate Council services, together with any outside agencies such as highways.
