Flood risk assessments

If the site lies within an area identified by the Environment Agency as being at significant risk of flood, it is a requirement to submit four copies of a Flood Risk Assessment (FRA) with your application, which will be forwarded to the agency for formal comment. An application with an unsatisfactory FRA is likely to be refused.

You are therefore advised to discuss the FRA requirements for your proposal with the Environment Agency prior to submitting your application. If the agency has previously affirmed your FRA, it is also likely to raise no objection when the council carries out the formal consultation process described above.
